How do you develop the ‘Quintessential Beachfront Community’ as an alternative to a conventional suburb?
The mandate from Consolidated Property head Don O’Rorke, who grew up living and surfing on the Queensland coast, was to design the “quintessential beachfront community.” The master plan is based on New Urbanist planning principles that stress pedestrian permeability and “walkability” to amenities, with an award-winning beach foreshore restoration and linear park/promenade running the length of the site. A traditional gridded street pattern enhances access to the beachfront promenade, recreational parks, neighbourhood amenities and a town centre.
How do you ensure that a residential community maintains a distinct physical character throughout its development?
Resort developments and medium density residential development sites are integrated into the overall master plan. Along with the landscaping of pocket parks and amenities such as beachfront showers to bus stop shelters, they help to create a beachfront resort “vibe.” ML Design wrote the Architectural Design Guidelines and participated in an Architectural Review Committee that offered advice for all homeowners and their architects.
