A Commendation for Florence

Residential Architecture – Multiple Housing

We were pleased to receive a commendation for Florence at the Gold Coast & Northern Rivers Australian Institute of Architects Awards.

Florence by Mosaic is a coastal multi-residential project shaped by Burleigh’s beachfront landscape, climate, and natural rhythms. The building comprises nine single-floor homes that offer high-amenity beachfront living through a sensitive response to place.

Florence’s design was conceived as a response to its surrounding environment, the final structure an extension of its coastal landscape. Its articulated form and folding slab edges reference the undulating outcrops of the nearby Burleigh headland, while a glazed envelope is moderated by horizontal battens that provide privacy, shade, and texture.

 

 

Florence acknowledges existing Norfolk Pine trees, an iconic element of the area, by carving back its southeast corners to allow the primary tree space to grow and breathe. This generosity at ground level is extended vertically, with landscape encouraged to creep through screens and around the building over time, softening edges and contributing to micro-climatic cooling.

The homes are oriented to maximise views, light, and liveability, with east-facing living areas and master bedrooms positioned for prized northern light. Grounded in climate and landscape, Florence connects residents to the Esplanade, the parkland, and the everyday rhythms of coastal life.

Our client, Mosaic, says the building’s seamless indoor-outdoor connection, and sensitivity to the surrounding Norfolk Pine embed wellbeing and nature into daily experience.
